Developing your land

Whether your land is in Nashik, Pune or elsewhere, if you are thinking about developing it we can study what it can carry, explain your options plainly, and manage the development if you decide to go ahead.

Your options

There is no single right route. A feasibility study shows which one fits your land and your plans.

Develop it yourself, with us managing

You keep ownership and fund the project. We manage feasibility, approvals, contractors, quality and handover on your behalf.

Joint development

You contribute the land and a development partner funds construction. The share of built area or revenue, timelines and responsibilities are fixed in a written agreement. We explain how it works and what it means for you.

Not yet

Sometimes the honest answer is to wait, or to sell. A feasibility study tells you either way before you commit to anything.

Documents to keep ready

You do not need all of these for a first conversation, but each one speeds up the feasibility study. Names vary by state; these are the Maharashtra versions.

  • 7/12 extract or property card
  • Sale deeds and the chain of ownership
  • Non-agricultural (NA) permission, if any
  • Zone certificate or development plan remarks
  • Measurement or survey plan of the plot
  • Details of any loan, mortgage or claim on the land

Five questions to ask any developer

Whoever you work with, these answers should be clear and in writing.

  1. Who is responsible if something goes wrong on site? There should be one named party, not a chain of contractors pointing at each other.
  2. How will I see progress and costs, and how often?Ask for the format of the progress report and the milestones it follows.
  3. Who verifies title and approvals before work starts?Construction should not begin until title is clear and the approvals are in hand.
  4. Which contractors will build, and how are they chosen?Ask whether they are licensed and how their work will be supervised.
  5. Will the project be registered under RERA, and when?Projects that require registration cannot be advertised or sold before it.
